We are constantly working to improve our energy performance, and an important tool to help us do this is the EPA’s ENERGY STAR tool. We have enrolled all of our buildings into the ENERGY STAR system in advance of AB 1103 going into effect, and our energy efficiency performance has allowed us to submit for the EPA ENERGY STAR Top Performer 2011 Award.
In order to achieve that energy efficiency goal, we have invested in upgrades to our HVAC Systems (VFDs are now standard in our portfolio), lighting audits, curtain wall systems, and cool roofs (all new roofs have an SRI average of at least 84). In addition, we engage in retrocommissioning and energy auditing where appropriate.
